Sellers: This Is the Most Important Room to Stage
Our real estate agents often get asked for their best tips to help sell a home. Staging a home to sell is an important step, and one that will pay off in the end. If you have to stage one room in your home make that your living room. It's normally one of the first things people see when they enter the home, so it's your chance to make a great first impression.
- Get rid of the extra stuff. This should be going on throughout your home. In the living room remove extra, unmatching, or furniture that is the wrong size for the room. Rearrange what's left or replace with something more appropriate. Remove and store collectibles, family photos, and any extreme décor choices. Reducing the amount of stuff in a room immediately looks better, allows more light to shine, and helps buyers imagine how their own stuff will look in the room.
- Patch and Paint. You should already have been at least thinking about repainting everywhere, but if not, do the living room before you stage it. Fresh paint will make the room cleaner and brighter, a must for staging success.
- Do the floors. If you have hardwood, replace any damaged boards and refinish or polish accordingly. You may want to add an area rug. For carpet, have it professionally steam cleaned.
- Use the 60/30/10 rule. To really make the room look put together, try the 60/30/10 rule. Sixty perfect of the space is made up of your main neutral color in the wall paint, floor, and large anchor furniture pieces like a sofa. Thirty percent uses a second color in varying tones in smaller furniture pieces, textiles or window coverings, or even some paint. This color shouldn't be too wild but different enough to create some visual interest. Then 10 percet is the accent. That's where you can add a pop of color, metallic or glass accents, or varying textures. A variation of this would be to use a monochromatic color scheme with three shades of the same color but in the same 60/30/10 configuration.
- Pay attention to furniture layout. The focus of a living room is the furniture and décor instead of appliances or tile like other rooms, so you want to make sure you get it right. A standard living room set consists of a sofa, side chairs, and a coffee table. The idea is to arrange the furniture in a conversational setting. If there is a focal point such as a fireplace or mantle, use that to your advantage and arrange furniture around it. This kind of arrangement looks welcoming and invites buyers to mentally sit down and relax.
- Light it up. Make sure plenty of natural light is getting in. Don't block windows. Ditch heavy drapes and overdone window treatments. Opt for sheers that will let in as much light as possible. Use lamps in the conversation area to ensure there's enough light there as well. Use the brightest lights that can safely be used in your fixtures or consider swapping them out for LEDs that offer brighter light.
- Add a little green. You don't want an indoor jungle, but a plant or two or other greenery adds a pleasant touch. It makes the home look livable, more inviting, and gives an overall positive vibe.
